Everyone here at TJC Real Estate and Management Services has been working hard for you to make your landlord experience as painless and efficient as possible. Unfortunately, situations arise out of our control that can cause unnecessary angst. To ease the worry and financial hardship of these circumstances, we now offer Pet Protection.

Did you know that over 80% of rental tenants in Colorado have pets. Not only do pets make happier tenants, but allowing pets will open up your tenant pool giving us more opportunity to find high quality tenants.  Even with this knowledge, accepting pets is still an owner’s top concern. With our Pet Protection Plan, the worry is over. 

How it works: 

TJC Real Estate and Management Services will cover up to $1,500 worth of pet damage caused by a qualified/approved cat or dog that is beyond normal wear and tear after the pet and security deposits have been depleted.    

Fine Print:

TJC Real Estate and Management Services will cover up to $1500 worth of pet damage caused by a qualified/approved cat or dog that is beyond normal wear and tear after the pet and security deposits have been depleted. 

  • All pet fees charged to the tenant will be retained by TJC no matter the events that may occur after fees are collected. 
  • This program only applies to pets that are qualified/approved by TJC and does not apply to unauthorized pets or service/ESA animals. 
  • The pet deposit and the tenants’ security deposit will FIRST be applied to damages caused by the pet(s). Thereafter, TJC will cover up to $1,500 of additional damages over and above the pet deposit and security deposit. 
  • Owners are automatically enrolled in the Pet Protection Plan.
  • TJC will make its payment (for any amount owed by the terms of this program) within 5 business days of finalizing the tenants’ security deposit return disposition letter. 
  • After TJC has made a payment in lieu of this program, TJC has the right to attempt to collect/recover any amounts owed by the tenant for any damages caused by their pet(s). This includes billing the tenant and/or sending the tenant to collections. Any amounts that are recovered from the tenant is the property of TJC. 
  • TJC takes into account industry standard amortizations for carpet/paint/hardwood, etc., but not wear and tear when determining any tenant (or pet) damage charges. 
  • Should an owner utilize more than one of TJC’s protection programs, the maximum benefit paid out under one tenant/lease is $10,000. 
  • Should any changes/modifications be necessary to this program, TJC will provide a 30 day notice to the Owner. Owner would then have the right to exit the program during that 30 day period. 
  • Upon notice of termination of the property management agreement between the Owner and TJC, the pet protection program will terminate immediately.
